FMC Plant Site Redevelopment
The FMC property consists of approximately 1400 acres that is located 3 miles northwest of Pocatello and 1 mile southwest of the Portneuf River in Power County in Southeast Idaho. The region is comprised of 300,000 people, with Pocatello and Idaho Falls being Southeast Idaho’s largest cities.
Pocatello has a diverse economic base which includes major manufacturing operations ranging from phosphate fertilizers to high tech semi-conductors. It is also home to Idaho State University and the modern, Portneuf Regional Medical Center. The city is located about 2 hours from Sun Valley, Idaho; Jackson Hole, Wyoming; Salt Lake City, Utah; and West Yellowstone Park, Idaho. It also provides easy access to some of the finest outdoor recreational points in the United States.
The plant site is wholly located in Power County, Idaho, and partially within the Fort Hall Indian Reservation on land owned by FMC (commonly referred to as fee land, which means FMC holds the deed and title to the property, paying associated property taxes to Power County). The property is zoned Heavy Industrial (HI), and adjoins other industrial operations, U.S. Highway 30, and Interstate 86. The east/west mainlines of the Union Pacific Railroad run through the plant property, and there are rail spur connections within the property. The site is located three miles from Pocatello’s instrument certified Regional Airport.
In addition to its central location and nearby rail and highway access, the site also has significant power distribution and transmission capabilities.
The site was previously used as the location to manufacture elemental phosphorus, a process which required large amounts of electricity. The Idaho Power transmission infrastructure to serve that need is still in place and has been upgraded to meet recent demands. The site’s western boundary is ¼ mile from the Kinport Electrical Distribution Center, and the Don Substation is within the plant property. A high pressure natural gas pipeline owned by Williams runs through the plant site.
The plant’s location, nearby transportation, and power infrastructure, coupled with Idaho’s extremely low overall costs of doing business and low tax burden, makes it a prime site for redevelopment.
The Power County Development Authority was organized following the closure and demolition of the FMC plant to facilitate redevelopment of the property. PCDA continues to consider best suited industries to locate on the land and is available to field developer inquiries.
The “northern properties,” which consist of 73 acres north of Interstate 86 just off the “West Pocatello Exit 58,” received an EPA Ready-for-Reuse Certificate. This means the property can be immediately redeveloped for industrial and/or commercial use.
